A discovery call. It’s a relaxed conversation about your space, your timeline, and what you’re hoping to create — no obligation, no hard sell.

Yes — that’s the heart of what we do. From space planning and material selection through permitting, construction, and installation, it’s all managed in-house. You’re never left coordinating between a designer who drew it and a contractor who has never met them.

Absolutely. While our integrated design-build model is what sets us apart, many clients come to us for the design alone — and we’re glad to collaborate with the contractor you’ve chosen, working alongside your builder to bring the vision to life.

Both. We work on full renovations, ground-up custom homes, and new-construction interiors. Whether you’re reimagining an existing estate or finishing the interior of a new build, the integrated model applies.

We do. Alongside luxury residential work, we design restaurants, lounges, hotels, and event venues — spaces where atmosphere is the entire point. Our background in luxury event production brings a particular sensitivity to how a room makes people feel the moment they walk in.

We’re based in Houston and work throughout the city’s premier neighborhoods — River Oaks, Memorial, Tanglewood, West University, Bellaire, and the Villages — as well as Sugar Land and The Woodlands.

It depends on the space and the scope. Our model is best suited to substantial projects — full renovations, custom homes, and significant commercial work — rather than single-room refreshes. The discovery call is the best way to know whether we’re the right fit for what you have in mind.

Every project is bespoke, so there’s no flat price — but for context, our work generally begins at $150,000, with most projects falling in the $150K–$500K+ range. Because design and construction are coordinated from day one, the design we develop is one you can actually build — which protects you from the budget surprises that come from pricing a design only after it’s been drawn.

The size and complexity of the space, the degree of structural and architectural change, the materials and finishes you select, and the amount of custom work involved. We’re transparent about cost from the very beginning, so we never hand you a beautiful plan that has to be value-engineered down later.

It varies with scope. A focused renovation may run a few months; a ground-up custom home or a full commercial build is a longer commitment. Because design and construction are planned together, we can give you a realistic timeline early — and because one team owns the whole project, far fewer things stall in the gaps between trades.

Payments are tied to project phases and milestones, laid out clearly in a single contract before any work begins. You’ll always know what you’re paying for, and when.

Accountability. In the traditional model, when something goes wrong, the designer points to the contractor and the contractor points to the designer — and you’re left in the middle. With one firm, there’s no one to point to. We own the vision and the execution, which means we own the outcome.

We do. Every trade, every subcontractor, every inspection is coordinated by us, so you have one point of contact rather than a dozen. You’re not the project manager — we are.

Yes. Permitting, inspections, and code compliance are all managed as part of the build. It’s one of the quiet advantages of design-build — these details are planned for from the start rather than discovered along the way.

Often, depending on the scope. For larger renovations it’s sometimes more comfortable to relocate temporarily. We’ll talk through what’s realistic for your project and your family during planning, so there are no surprises.
